3-10 Test Ask for a Shortlist That Explains Every Tradeoff
Compare candidate homes with the same questions before choosing a favorite.
A useful shortlist should help you make a decision, not simply give you more listings to read. After defining your lifestyle and location priorities, ask for a small group of candidates that can be compared on the same basis.
Give each home a clear role
Label the strongest reason to consider each candidate: outdoor living, space for visitors, or a more manageable layout. Then record its principal compromise. A home with generous terraces may require more upkeep; a distinctive interior may be harder to adapt. Naming the tradeoff makes it easier to discuss what you actually value.

Keep unknowns visible
Use three categories: fits the brief, needs verification, and does not meet a requirement. A missing answer should remain an unknown. Ask your Personal Shopper to explain which question could change the recommendation and how it can be resolved. This prevents an attractive photograph from silently filling a gap in the evidence.
Practice with a real candidate
The Las Cuestas villa in Galapagar is listed with five bedrooms and several terraces. For a buyer who expects visitors, that suggests a candidate worth investigating. The next questions concern how rooms connect, how much space you will use, and whether the upkeep fits your plans. The shortlist should explain that reasoning instead of treating bedroom count as a complete answer.
